HOW TO APPLY?

Please  review our Application Disclosure, Resident Criteria and Standards for Professional Conduct before applying.

PLEASE DO NOT PROCEED WITHOUT OBTAINING APPROVAL FROM THE PROPERTY MANAGER.

 

1. APPLICATION DISCLOSURE

APPLICATION PROCESSING AND TIME FRAME

Processing an application normally takes between 2-3 days. In some cases approval of homeowner associations, condo associations, homeowners, or unforeseen circumstances may require some applications to take longer. You will be contacted immediately upon determination of approval or denial.

COST

Application Fee: nonrefundable application fee $75/ adult over 18 years old. Every resident at least 18 years old must complete applications in full. This must accompany the completed application form provided to you by our company. Incomplete applications or applications submitted without the proper application fees will not be considered and application fees will not be refunded for incomplete applications.

Some Homeowner and Condominium Associations may require a separate application and fees and if such is the case, you must also apply separately to such homeowners or condominium association and remit whatever other application fee may be required.

APPLICATION

Approval is based on Seven factors:

  1. Identification Verification
  2. Credit History & Verification
  3. Rental History & Verification
  4. Income History & Verification
  5. Employment History & Verification
  6. Criminal Background & Terrorist Database Search 
  7. Complete Pet screening Profile.

Once you have been notified of your approval, you must place a security deposit (by cashier’s check or by online payment), equal to at least one month’s rent, within 48 hours of your approval notification. No rental property will be held vacant for more than two (2) weeks.

In the event that you fail to enter into the lease agreement or refuse to take possession of the property on or before you’re applied for beginning rental date, you shall forfeit these funds as liquidated damages. Due to the high demand for rental homes, we will not hold the property you applied for off the rental market for more than 48 hours unless you provide the required security deposit. If you do not comply with this requirement, we may rent the home you applied for to someone else, and your application fee is non-refundable.

The property must be accepted in, “AS IS” condition before an application can be accepted, except where there is written agreement for maintenance or repair items. Any such maintenance or repair request (if any) must be written and included with your application under “Other Items Requested”, in the contract to lease portion of your application. If your maintenance and repair request are acceptable to ORLANDO EXPERT REALTY LLC then that agreement will be written in the lease or lease addendum. Verbal representations are non-binding.

We may process several applications at the same time. In the event that the manager shall receive two or more unrelated applications for the same property, the applicant understands the manager may select the applicant desiring the property in “AS IS” condition, over another applicant requesting maintenance or repairs. In all cases, the application fee is Non-Refundable.

2. RESIDENT SELECTION CRITERIA

 

A minimum of One-year residential rental history is required. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination. Applicant must give their current landlord notice to vacate to allow them to provide proper residential verification.

Please use the premises only as a private residence, it is not to be used in any way that is illegal or dangerous or which would cause a cancellation, restriction, or increase in management insurance premium. Working from your home is allowed, however, we ask that you do not use it as your primary workplace. For example, we do not allow home daycare businesses.

INCOME CRITERIA

  • Applicants must have a combined gross income of at two times the monthly rent. We reserve the right to require a co-signer if the requirement is not met.
  • Credit history and or Civil Court Records must not contain slow pays, judgments, eviction filing, collections, liens, or bankruptcy within the past 5 years.

DOCUMENTATION

  1. Copy all applicants ID.
  2. Copy of last 3 bank statements. PDF only
  3. Copy of Last 3 paystubs from current employer or last 2 years of tax returns if self-employed. For future employment, please provide an employment letter. PDF only
  4. Copy of all other sources of income (Verifiable income may be bank accounts, spousal/child support, trust account, social security, unemployment, welfare, grant/loans). PDF only

All sources of other income must be verifiable if needed to qualify for a rental unit.

CRIMINAL CRITERIA

Criminal records must contain no convictions for misdemeanors for crimes involving violence, assault or battery, drugs, firearms; felonies within the past seven years and no sexual offenses ever. In the event a record comes back "adjudication withheld", “nolle prosse”, or “adjudication deferred”, further documentation may be required, and applicant may be denied on this basis.

Megan's Law notification. Most states have established mechanisms for the community to access specific information about registered sex offenders. This information may be available via the Internet, a visit to a local law enforcement agency, or by an actual notification to your home or public school. Contact www.meganslaw.com for assistance in accessing information in your community. In addition, you can go to the nationwide registry area of our state and select your state to access the link to your state's Internet registry.

PET CRITERIA

Please make sure the property you apply for accepts pets. 

Orlando Expert Realty charges a one-time Pet Processing Fee of $300 per pet and $25/month for first pet and $10/month for each additional pet. The term “pet fee” is simply a fee you will pay for the allowance of your pet to occupy the rental unit with you. Pet fees are charged monthly and are paid with your property rent.

Cages Pets (Hamsters, Gerbils, Guinea Pigs, Reptiles, Ferrets, Amphibians etc - $10/month

Fees and deposits are waived for medically necessary pets.

PET SCREENING IS A MANDATORY STEP FOR ALL APPLICANTS

We prioritize creating a warm and welcoming environment for all our residents, whether they have pets or not. In order to ensure that everyone is well-informed about our policies regarding pets and animals, we've partnered with a third-party screening service. We require all individuals with our without pets to complete a profile as part of this process. This helps us formalize acknowledgments of our pet and animal-related policies and maintain accurate records, ultimately fostering greater mutual accountability among our community members. 3. GENERAL REQUIREMENTS

 

TENANT LIABILITY INSURANCE

**IMPORTANT NOTICE: **Insurance Coverage Requirement**:

All Tenants are required to maintain property damage liability insurance on behalf of the Landlord and Property Manager.

Coverage is required in the amount of One Hundred Thousand Dollars ($100,000.00) for damage to both Landlord’s and third parties’ property with the provisions covering at least the perils of fire, smoke, explosion, accidental water discharge, and sewer backup.

STANDARDS OF PROFESSIONAL CONDUCT

Your application and potential tenancy with Orlando Expect Realty LLC is subject to our Standards for Professional Conduct for Landlords, Residents and Property Managers.

By submitting your application and/or signing of the lease, you agree to conduct yourselves to these standards, understanding that failing to do so may result in your application being declined, or lease agreement not renewed. Below are the six standards of conduct expected from you when dealing with our firm:

1. Be inclusive.

We welcome and support people of all backgrounds and identities. This includes, but is not limited to members of any sexual orientation, gender identity and expression, race, ethnicity, culture, national origin, social and economic class, educational level, color, immigration status, sex, age, size, family status, political belief, religion, and mental and physical ability.

2. Be considerate.

We realize moving and dealing with issues around the home can be stressful, and we go out of our way to accommodate reasonable needs and requests. Your decisions might affect whether a landlord keeps a property or sells it, or whether a tenant wants to renew or move. You should take those consequences into account when making decisions.

 3. Be respectful.

We will not all agree all the time, but disagreement is no excuse for disrespectful behavior. We will all experience frustration from time to time, but we cannot allow that frustration become personal attacks, yelling or using inappropriate language. An environment where people feel uncomfortable or threatened is not a productive or creative one. Our staff is trained and empowered to discontinue any conversation that is disrespectful, and to note same in our records. From time to time we choose not to renew our agreements with people who repeatedly cross these boundaries with us.

4. Choose your words carefully.

Always conduct yourself professionally. Be kind to others. Remember that we as Property Managers are here to help landlords, residents and vendors and provide quality housing, however when circumstances combine to make it challenging to meet the expectations of a customer, we will communicate that frankly and professionally – and appreciate your doing the same.

5. Be truthful.

If you find it challenging to meet the terms of your agreement us, tell us exactly why. We might be able to help you, and pledge to do our best when given the opportunity to help you. When we are unable to help and must enforce a contract with you, try to understand why. Differences of opinion and disagreements are mostly unavoidable. What is important is that we resolve disagreements and differing views constructively.

6. Make differences into strengths.

We can find strength in diversity. Different people have different perspectives on issues, and that can be valuable for solving problems or generating new ideas. Being unable to understand why someone holds a viewpoint doesn’t mean that they’re wrong. Don’t forget that we all make mistakes, and blaming each other doesn’t get us anywhere.
